Guest Release of Liability, Assumption of Risk, and Property Rules Agreement

By entering, camping, attending an event, staying overnight, visiting, or otherwise participating in any activity at The Lair of Liz, I acknowledge and agree to the following:

1. Voluntary Participation

I understand that my presence on the property is voluntary. I am choosing to enter and/or participate in outdoor, rustic, off-grid, recreational, camping, social, and/or event-related activities with full knowledge that these activities involve natural and man-made risks.

2. Acknowledgment of Risks

I understand that The Lair of Liz is a private, rustic, outdoor property. I acknowledge that risks may include, but are not limited to:

Uneven ground, holes, roots, rocks, mud, slopes, fallen branches, darkness or low visibility, weather conditions, insects, ticks, wildlife, campfires, smoke, burns, sharp objects, tools, equipment, structures, vehicles, other guests, pets or animals, allergic reactions, food-related issues, alcohol or cannabis use by myself or others, limited lighting, limited facilities, limited access to water, and the possibility of delayed emergency response due to the rural/off-grid nature of the property.

I understand that injuries may occur, including but not limited to slips, trips, falls, cuts, burns, bites, stings, sprains, allergic reactions, illness, property damage, or other harm.

3. Assumption of Risk

I knowingly and voluntarily assume all risks associated with entering the property, attending events, camping, using the grounds, walking the trails or common areas, participating in any activities, interacting with other guests, being near fires or animals, and remaining on the property.

I accept full responsibility for my own safety, behavior, belongings, health conditions, mobility limitations, and personal choices while on the property.

4. Release of Liability

To the fullest extent permitted by law, I release and hold harmless The Lair of Liz, its owner(s), host(s), operator(s), workers, volunteers, representatives, contractors, property owners, and affiliates from any and all claims, demands, damages, injuries, losses, expenses, or causes of action arising out of or related to my presence on the property, participation in activities, attendance at events, overnight stay, camping, use of the property, or interaction with other guests.

This release includes, but is not limited to, claims related to personal injury, illness, property damage, theft, loss, accidents, or ordinary negligence, except where prohibited by law.

Nothing in this agreement is intended to release liability for gross negligence, willful misconduct, intentional harm, or any other liability that cannot legally be released.

5. Personal Responsibility and Guest Conduct

I agree to act responsibly, follow all posted or stated property rules, respect the land, respect other guests, and avoid behavior that may endanger myself or others.

I understand that I may be asked to leave the property at any time if I violate rules, behave aggressively or recklessly, damage property, disrespect boundaries, create unsafe conditions, or otherwise interfere with the safety or enjoyment of others.

I understand that no refund is guaranteed if I am removed from the property due to my own conduct or rule violations.

6. Fire, Alcohol, Cannabis, and Safety Rules

I understand that campfires, alcohol, cannabis, and outdoor activities carry additional risks. I agree to use good judgment and follow all fire rules, local burn restrictions, and host instructions.

I agree not to bring or use fireworks, illegal substances, weapons, or dangerous items unless specifically authorized by the host in writing.

I understand that I am responsible for my own consumption of alcohol or cannabis, and I agree not to operate vehicles, tools, equipment, or fire-related items while impaired.

7. Pets, Children, and Supervision

If I bring a pet, child, or dependent guest onto the property, I understand that I am responsible for their supervision, behavior, safety, and any damage or injury they may cause.

Children must be supervised at all times. Pets must remain under control at all times and may be required to be leashed, removed, or separated if they create safety concerns.

I agree to take responsibility for any claims, damages, injuries, or costs caused by myself, my minor child, my pet, or any guest I invite onto the property.

8. Medical Care and Emergency Response

I understand that The Lair of Liz is not a medical facility and may be located a distance from emergency services. I am responsible for determining whether I am physically able to safely participate in outdoor, camping, social, or event activities.

In the event of an emergency, I authorize the host or property representative to contact emergency services. I understand that I am responsible for any medical expenses, transportation costs, emergency service fees, or related costs that may result.

9. Personal Property

I understand that I am responsible for my own belongings, vehicle, camping gear, electronics, valuables, food, and personal property. The Lair of Liz is not responsible for lost, stolen, damaged, or abandoned property.

10. Agreement to Follow Rules

I agree to follow all written, posted, verbal, or electronically provided rules for The Lair of Liz. I understand that rules may be updated as needed for safety, property protection, weather, guest conduct, or event needs.

11. Electronic Signature Agreement

I agree that this release may be completed and signed electronically. I understand that my electronic signature, typed name, checked acknowledgment box, or submitted form has the same effect as a handwritten signature.

By signing or submitting this form, I confirm that I have read this agreement, understand it, and voluntarily agree to its terms.

12. Final Acknowledgment

I understand that by signing this agreement, I am giving up certain legal rights. I acknowledge that I have had the opportunity to read this agreement carefully before signing. I am signing freely and voluntarily.

I agree that this release applies to my current visit, event attendance, reservation, overnight stay, and/or participation in activities at The Lair of Liz.
